The property includes 200 acres of 10-year-old oak trees that are controllably floodable, as well as prime land cultivated for crop production.

The property shares a mile border with Rainey Brake WMA, a 13,000-acre WMA managed for waterfowl hunting. The property also holds decades of history for duck, deer, and turkey hunting.
